Palliser Downs is a master planned lifestyle development featuring generous sites with large flat building platforms, extensive landscaping and formed accessways. Each lifestyle Lot is positioned to maximise sunlight and outlook. Particular emphasis has been to develop Lots that are generously sized and family friendly.
Palliser Downs is located at Palliser Downs Drive, Wainui, Auckland.
Wainui is a small rural township located in the Rodney District. It is 35 min drive from the CBD and 13 min drive from Silverdale.
Palliser Downs is a fully master planned community with a total land area of over 300ha set to accommodate approximately 50 Lots on completion. Stage 2 will have 5 Lots available.
Stage I was developed in 2016.
Stage 2 Lot sizes are generous ranging from 1.1ha – 2.9ha.
Yes, all Lots within Palliser Downs are free hold titles.
No, there is no Body Corporate.
Palliser will be reticulated with underground power and Broadband.
Water tanks are required to be installed for each Lot by the purchaser for the proposed dwelling.
An on site wastewater treatment system is required.

The covenants are in place to protect property values within the development by setting a standard for a quality environment within the community. This is achieved by ensuring that privacy between Lots is upheld, appropriate housing aesthetics are achieved, and amenity values are instilled.
Non objection covenants will be registered on the title of each Lot. The purpose of these covenants and the Power of Attorney is to ensure that Palliser Downs does not face objections to the future development. If you become an owner of a Lot and you then sell that Lot in the future, you will also be required to obtain a deed of covenant and power of attorney in favour of Palliser Downs. You will be required to sign a final form of the deed of covenant and power of attorney prior to settlement in this regard.
Yes, Palliser Downs must approve all construction plans. There are controls on building materials in respect of the dwelling, fencing and driveways. Please refer to the Design Guidelines.
Yes, minor dwellings are permitted. No more than two dwellings per Lot are permitted. Design guidelines will also apply.
Relocatable dwellings are not permitted by Palliser Downs.
Fencing and landscaping restrictions will apply.
Refer to clause 3.12 in the Covenants.
No you do not need to build right away. However, once building commences the exterior construction must be completed within 9 months.
The minimum principal dwelling floor area is 180m2.
A double level height restriction is discouraged, but may be permitted in some instances if it does not disadvantage neighbouring Lots or the overall development. This is entirely at the discretion of Palliser Downs to permit.
Council setbacks apply.
No commercial use is allowed, unless at the scale enabled by a home occupation as defined in the Plan, and with Palliser Down’s approval.
Subdivision of Lots will not be permitted by Palliser Downs.
Yes there are no covenants restricting the on-sale of a Lot.
A comprehensive geotechnical report will be available once earthworks have been completed.

A 10% deposit is required upon receipt of a counter-signed Sales & Purchase Agreement.
Purchasers will have 10 working days following issue of Certificate of Title to settle the balance owing on the Lot.
